Ravi Koneru - HCAL

Ravi is at the cutting-edge of implementing Housing Choices Australia’s ambitious National Sustainability Strategy. He is knee-deep in managing energy retrofits, and is the first to admit he’s been on a steep learning curve since he started. 

Since 2017, Ravi’s gained significant practical experience, resulting in over 608kW of rooftop solar being installed, plus an air-conditioning program to enhance heating efficiency and mitigate summer heat stress risk. He is now about to launch into another solar project, alongside a hot water heat pump, insulation and draught-proofing program, all with the aim of reducing Housing Choices’ environmental impact and directly benefiting their clients.  

Ravi recommends BOOM to all their stakeholders. “It makes it so much easier to manage the portfolio and do procurement at a large scale - before BOOM, projects didn’t really go anywhere.”

Ravi says he has learned so much about technology options through direct support from the BOOMPower team “and now all that knowledge and all of those resources are available in BOOM”.

The HCAL solution – BOOM!

James and the HCAL team opted for a high-level Sustainability Strategy from the BOOMPower consulting team. The strategy is being complemented and proactively managed by ongoing usage of the BOOM! software platform, including program delivery, monitoring and verification, and energy asset management.

James and the HCAL now have visibility over the organisation’s national emissions footprint, with state-by-state and source-by- source breakdowns. Using the BOOM! platform as their guide, the team are now scaling up their national ambitions, integrating the HCAL National Sustainability Strategy with high-level budgets and a deliverable program. Using BOOM!’s integrated and ongoing monitoring, measurement and verification and proactive support for future energy upgrades.



HCAL – Success to Date

The HCAL project team, led by Assets Coordinator Ravi Koneru, had worked with the Victorian Property Fund, Community Housing Industry Association Victoria and BOOMPower to assess, procure and install over 300kW of rooftop solar. They had also worked on projects with the Brotherhood of St Laurence to implement 90kW of rooftop solar.

HCAL – Barriers to large-scale action

Ravi and the HCAL team had taken advantage of funding opportunities, but lacked a detailed plan and formally agreed goals and objectives from their Executive Team, and Board.

James Henry, General Manager, Property Development and Asset Management had discussed HCAL’s strategic needs with external consultants, while the team continued to use the BOOM! software to underpin energy assessments, develop business cases and procure energy solutions.

The strategic work proposed by external consultants to achieve “zero emissions” was complex, and it wasn’t clear if the work would be practical enough to implement.

How is HCAL using BOOM?

HCAL started using BOOM! at Stage Four – Competitive Procurement (you can start at any stage, depending on where you’re at).

Ravi, James and the HCAL team’s journey was then:

  • Stage Three – Options Analysis guided development of their National Sustainability Strategy
  • Stage One – Energy Audits to begin assessing their national portfolio
  • Stage Two to create Business Cases;
  • Stage Three – Options Analysis to make decisions;
  • Stage Four – another round of Competitive Procurement;
  • Stage Five – Verification – HCAL are now installing smart metering in 20% of their properties to confirm things are working, their tenants are getting the benefits expected and HCAL is getting the anticipated return on investment. It’s taking a proactive approach to future energy upgrades and energy asset management.

Project outcomes to date

465 kW of Solar Installed

To date, over 200 households have benefitted from the HCAL team’s program through direct reductions in electricity bills.

Verbal feedback from tenants has been positive, with some saying they have saved more than $400 on their energy bills compared to the previous year. HCAL itself is saving around 35 per cent on common area electricity bills in the two apartment buildings completed to date.

Additionally, the funded project has enabled HCAL to upskill employees like Ravi, who is now actively managing solar and energy efficiency projects with direct help from the BOOM! platform and BOOMPower team. Ravi shared this knowledge with the broader community housing sector through a presentation in South Australia recently, hosted by the Community Housing Council of South Australia in collaboration with BOOMPower.
